Privacy Policy
This Privacy Policy explains how Landlord 360 Network LLC ("we," "us" or "our") collects, uses and protects information in connection with Eviction Defender, including the website at www.evictiondefender.app and the Eviction Defender app at app.evictiondefender.app (together, the "Service"). We know that people facing eviction are sharing private and stressful details with us. We treat that information with care.
1. Information we collect
- Website form. When you use the form on our website, we first ask a few yes or no questions to see whether our program is a fit. If it is not a fit, we do not ask for or keep your name or phone number. We only keep a count of how many visitors were not a fit and why. If it is a fit, we collect your name, phone number, optional email and city, your state, where you are in the eviction process, your court date if you give one, whether a payment plan would work better for you, and any message you write.
- Account information. Your name, phone number, email address if you give one, preferred language, and your saved electronic signature if you choose to save one.
- Information about your situation. The answers you give in the app about your home, your landlord, your notice or court case, dates, rent and money owed, the defenses you choose, and the facts you write down.
- Documents, photos and files. Court papers and letters you create, and photos or files you upload, such as pictures of notices, receipts or repair problems.
- Usage and technical information. Log data such as IP address, browser type, pages visited, and the date and time of activity, used to operate and secure the Service.
- Ad click information. If you arrive from an online ad, we may receive the ad click identifier and campaign tags in the web address, which we use to measure whether our ads work.
2. How we use information
- To provide the Service, including building your step-by-step plan, figuring out deadlines, filling in documents with your answers, and sending the reminders you ask for.
- To contact you about your request, including by phone call and, if you agree, by text message.
- To provide support, including viewing your account when you ask us for help.
- To secure the Service, prevent fraud and misuse, and keep records of account activity.
- To comply with legal obligations.
3. Reading photos and answering questions
If you choose to take a picture of your papers, the picture is sent to a third-party artificial intelligence provider so it can read the dates and names for you. You check every answer before it is used. If you ask a general question about the law, your question is sent to that provider to write a general answer. Your documents and deadlines are created from fixed templates and state rules, not by artificial intelligence. We send only what the task needs, and we do not permit that information to be used to train the provider's models where the provider offers that option.
4. How we share information
We do not sell personal information. We share information only:
- With service providers that help us run the Service (such as hosting, text messaging, email, customer relationship software, payment processing, mail delivery and artificial intelligence providers), under obligations to protect it;
- With an attorney or reviewer who checks your documents, if that feature is turned on for your account;
- With recipients you choose, such as a landlord you mail a letter to;
- When required by law, subpoena or court order, or to protect the rights, property or safety of any person; and
- In connection with a merger, acquisition or sale of assets, subject to this Policy.
We never share your information with your landlord unless you send it to them yourself.
5. Text messages
If you give us your phone number and agree to receive texts, we use it to text you about your request, your sign-in codes, and reminders about your deadlines. Message frequency varies. Message and data rates may apply. Reply STOP to stop receiving texts or HELP for help. We do not sell or share your phone number or text messaging consent with third parties for their marketing.
6. Data security
Information is sent over encrypted connections. Sign-in codes expire quickly, passwords are stored only as salted hashes, and access to your information is limited to people who need it to help you. No method of sending or storing information is completely secure, and we cannot guarantee absolute security.
7. Data retention
We keep your information while your account is active and as needed to provide the Service, resolve disputes and meet legal obligations. You can delete your case in the app at any time, and you can ask us to delete your account.
8. Your choices
You can review and update your information in the app at any time, turn text or email reminders off, and stop texts by replying STOP. To request a copy or deletion of your information, contact us using the details below.
9. Children
The Service is intended for adults and is not directed to children under 18.
10. Changes to this Policy
We may update this Policy from time to time. We will post the updated Policy here and change the effective date above.
